The Marlowe was designed to embody a new standard for luxury multifamily living in St. Louis' vibrant Central West End neighborhood. Inspired by the architectural grandeur of Italy's Uffizi Gallery, this 205-unit, 216,000 SF apartment building was conceived as a hospitality-driven experience — one that goes far beyond the expected amenities to create a true sense of community, wellness, and discovery. 

Working closely alongside HOK, Continua furnished the full sweep of amenity spaces — from the dramatic two-story atrium lobby and sunken lounge to co-working areas, tech-equipped conference rooms, and casual meeting nooks designed for the pandemic-era shift to remote work. On the third floor, a sun-filled club room opens onto a rooftop terrace, while the hidden Vesper speakeasy — accessed through a two-way mirror and tambour-paneled door — was fitted with intimate seating to match its exclusive character. Outdoor furnishings for the pool deck, putting green, yoga stations, and firepit lounge completed the scope.

Much of the work took place during the height of the COVID-19 pandemic, making collaboration and coordination critical. Continua procured furniture from a curated mix of manufacturers — including Herman Miller, Knoll, Bernhardt, Crate & Barrel, Design Within Reach, Anthropologie, and Carl Hansen — chosen to support HOK's layered, hospitality-inspired aesthetic while meeting the durability demands of a high-traffic residential environment. Continua also supported the artwork curation process, including the commission of "The Noble Council of Forest Park," a bespoke portrait series by Chicago artist Kass Copeland integrated throughout the building's co-working booths.

The Marlowe opened to strong recognition — including an IIDA submission — and stands today as a benchmark for hospitality-driven multifamily design in the Midwest.
